Case Studies

Ascot Road, Watford

In 2014 Orion acquired the 4.4 acre Sun Printers industrial site in West Watford, with the William Pears Group as strategic investment partner. In July 2017 Orion achieved planning for a mixed-use development led by 489 new homes, including 170 affordable. This new community will include cafes, shops, and space dedicated for community use, along a pedestrianised boulevard including woodland gardens, a tree-lined walk and landscaped areas. This was the first proposal to come forward under the Watford’s Croxley View and Ascot Road masterplan and the first to realise the council’s new policy on taller buildings. The scheme reflects the Council’s ambitions to set a benchmark of high-quality design across the borough.

Last year St Mungo’s helped almost 30,000 people in need on our streets or at risk of homelessness. As a charity and housing association, we couldn’t do as much as we do without organisations such as Orion Land and Developments Ltd. We are very grateful for their generosity, and my personal thanks to Richard and Jean for their ongoing support over many years.

Howard Sinclair, Chief Executive of St Mungo’s

Richard and his team’s knowledge of property and ability to recognise uniquely excellent opportunities for development are unmatched. We are very grateful to the team for helping us secure land prime for BTR development while also helping us navigate the planning process.
